We want you to know what to expect before paying an application fee. Please review the rental requirements below carefully. Each adult applicant must submit a separate application and meet our rental qualifications.
Minimum Qualifications
Review these basic requirements before submitting an application.
Important to Know
Before submitting an application, please keep the following in mind:
- All adult applicants are screened individually
- Each adult applicant must meet the rental requirements
- One qualified applicant does not qualify another applicant
- Showings are scheduled only after the application has been approved
- Application fees are non-refundable
- Applicants must provide valid identification
- No subleasing is permitted
- Security deposit is required to hold an apartment after approval
- First month’s rent is due at move-in
- Rental history is preferred, but not always required
How the Application Process Works
Know what to expect from submitting your application through securing your apartment.
1. Submit Your Application
Complete the rental application and include all adults who will be listed on the lease.
2. Pay the Application Fee
There is a $35 non-refundable application fee for each adult applicant.
3. Application Review
We review credit, income, background screening, identification, and other required information. Each adult applicant must meet the rental requirements.
4. Application Approval
Approved applicants will be contacted by Marion Rental Apartments. Approval does not reserve the apartment.
5. Schedule A Showing
Showings are scheduled after approval. If the current tenant still occupies the apartment, an immediate showing may not be possible.
6. Secure Your Apatment
Once you decide to rent the apartment, the security deposit is paid to hold it until the agreed-upon move-in date. First month’s rent is due at move-in.
IMPORTANT — APPROVAL DOES NOT HOLD AN APARTMENT
An approved application does not reserve the apartment. The apartment is secured only after the required security deposit has been paid. If another approved applicant is ready to move forward and pays the required deposit first, we may proceed with that applicant even if you have not yet been able to view the apartment.
Security Deposit & Move-In
What to expect when securing your apartment and preparing for move-in.
Security Deposit
The security deposit is generally equal to one month’s rent and is paid when you decide to move forward with the apartment.
Holding the Apartment
Once the required security deposit has been paid, the apartment is held for you until the agreed-upon move-in date.
Move-In Day
The first month’s rent is due at move-in. Tenants should arrange for required utilities to begin in their name on the move-in date.
Utilities
Utility responsibilities may vary by property. Review the individual listing for specific details.
Generally Included
Trash service and lawn care are generally included. Utility responsibilities may vary by property, so applicants should review the individual listing for specific details.
Tenant Responsibility
Tenants are generally responsible for electricity, water, TV, internet, and other individually billed services.
Utility Setup Before Move-In
Tenants should contact the required utility providers before moving in so services can be transferred into their name beginning on the move-in date.
Pet & Smoking Policies
Please review these property policies before applying.
Pet Policy
Pets are generally limited to under 20 lbs. A $250 pet deposit and $25 monthly pet rent per pet apply, with a maximum of 2 pets. Pet policies may vary by property. Assistance animals are handled separately in accordance with applicable fair housing laws.
Smoke-Free Property
Smoking is not permitted inside apartments or anywhere on the property. Residents and guests are expected to follow the smoke-free policy at all times.
